At HPA Solicitors we aim to be transparent with our fees.  We will detail our costs and disbursements from the outset so you know exactly how much you will need to pay without any surprises.  Only once fees have been agreed, will we commence work on your matter.

CONVEYANCING

Please find below details of our average fee estimates for the most common types of transactions.  Mr. Zainul Patel, Partner, qualified in 2006. will be working on your matter. In addition to our fees, there will be fees payable to third parties known as disbursements and detailed below.  The average processing time for a transaction is between 6 to 8 weeks, depending on the complexity.

If you’re selling a property, we will need to get a copy of the Title of Deeds, which is most likely held by the Land Registry

Disbursements

If you’re buying a property or remortgaging, we may need to undertake certain searches on the property, examples of these include a search of the local authority, coal mining, environmental and/or drainage.  Depending on the individual circumstances, the number, and type of searches depending upon your instructions and we can proceed without any. 

Stamp Duty Land Tax                                                Variable

Land Registry Fees

Every land and property transaction in England must be registered at HM Land Registry. Land registry fees (based on the value of the property and can be found at:  https://www.gov.uk/guidance/hm-land-registry-registration-services-fees

The typical average cost of a transaction is between £750 to £850. Our fees are normally charged on a fixed fee basis.

The following is a list of the key steps in any conveyancing transaction.

  1. Take your instructions and provide you with initial advice
  2. Obtain identification from you
  3. Check finances are in place to fund purchase and contact lender’s solicitors if required
  4. Receive and advise on contract documents
  5. Carry out initial searches
  6. Attain further planning documentation if required
  7. Make any needed inquiries of the seller’s solicitors
  8. Provide you with advice on all documents and information received
  9. Go through the conditions of the mortgage offer with you
  10. Send final contract to you for signature
  11. Agree to completion date (date from you which you own the property)
  12. Exchange contracts and notify you that this has happened
  13. Send Transfer Deed to you for signature
  14. Arrange for all monies required to be received from the lender and you
  15. Complete purchase
  16. Attend to payment of SDLT/LTT (Stamp Duty)
  17. Deal with application for registration at HM Land Registry

IMMIGRATION

Please find below details of our average fee estimates for the most common types of applications.  Mr. Ishtiaq Hussain, Partner, qualified in 2003 will be working on your matter. In addition to our fees, in the majority of applications, an application fee will also be payable to UKIS (Home Office). Please click on this link to find details of the same. These fees along with other fees including translation fees, interpreter fees, and barrister’s fees are known as disbursements.  Any disbursements payable on your application will be discussed with you at the outset.  The Home Office processing times vary but on average it would take between 3 to 6 months for your application to be determined.

The typical application process is as follows:

  • We will liaise with you to take your instructions.
  • We will discuss with you the best option for your situation.
  • We will obtain the relevant information and submit the application on your behalf.
  • We will liaise with the Home Office to ascertain the outcome of the application.
  • Once the decision is received, we will discuss the same with you.
